Hewitt has grown fast on the south side of Waco, and much of that growth is newer subdivisions cut and graded onto Blackland clay — the setup that reliably produces flat backyards that hold water and slabs that need protecting.

The new-subdivision problem on clay

When a development is graded onto expansive clay, the builder sets a rough grade for the pad and streets, but the individual backyard is often left nearly flat. On clay that barely absorbs water, a flat yard has no way to shed it: the surface saturates and the low corner stands wet for days. It isn’t a defect in your lot — it’s the predictable result of flat grading over Blackland clay, and it’s the most common Hewitt call we get.

What usually fixes it

In these yards the answer is typically a combination: regrading or a swale to build fall, a French drain to collect the trapped water, buried downspouts so the roof isn’t feeding the low spot, and a real outlet or a sump where the lot is too flat. We size it to the specific property rather than dropping in a one-size trench.

Where your subdivision water is allowed to go

In Hewitt’s newer, tightly-platted subdivisions, a fix that just pushes your water onto the next lot isn’t really a fix — it can run against both the neighborhood’s drainage plan and common sense. So part of designing a drain here is finding a legitimate outlet: a street or approved discharge, a swale that follows the platted flow, or a sump where the lot is landlocked. Protect a new slab early

A new foundation isn’t immune to the clay; the ground under a two-year-old slab swells and shrinks the same as under a fifty-year-old one. Getting the grade and downspouts right early — sloping about 0.5 inch per foot over the first 10 feet away from the house — is cheap insurance against the wet-dry swing.
