On the Blackland Prairie, the most expensive thing water can do isn’t flood your lawn — it’s move your foundation. Foundation drainage is the preventive side of drainage: keeping water and moisture swings away from your slab so the expansive clay underneath it stays as stable as possible.

The Blackland foundation problem, in plain terms

Waco’s clay is a Vertisol — soil built to swell and shrink. When it takes on water it expands; when it dries it contracts and cracks 1/2 to 4 inches wide. A slab foundation sitting on that clay rides those movements, and the damage comes not from moisture alone but from differential moisture: one side of the house wet while another dries out. Building-science references describe the two failure modes plainly — center lift, when the perimeter dries and shrinks below the interior, and edge lift, when the perimeter wets and swells above it — and the result is “severe cracks in foundations and walls,” sticking doors, and tilting floors. The scale is not small: expansive soils have disturbed about one in four U.S. homes, with annual damage over $15 billion.

The good news is that the biggest driver of that swing — where water sits around your house — is controllable. That’s what foundation drainage manages.

What foundation drainage involves

  • Grading the soil away from the house — the first and cheapest defense. Guidance calls for final grade sloping away from the foundation about 0.5 inch per foot over the first 10 feet, or roughly 2% under the residential code, so water never pools against the slab.
  • Routing roof water away with buried downspout extensions, so gutters aren’t dumping hundreds of gallons right at the footing during every storm.
  • A perimeter French drain where water collects against the foundation, to intercept it before it saturates the clay next to the slab.
  • Moisture-steadiness thinking — because the enemy is the swing, we consider the dry side too: how the yard and beds are watered, where trees pull moisture from under the slab, and how to avoid the extremes in both directions.

Preventive care, before you need piers

Most people meet the foundation problem the expensive way — after cracks appear and a foundation company is quoting piers. Foundation drainage is the cheaper, earlier move: manage the water and moisture now, and you reduce the movement that leads there. It won’t undo damage that’s already done, and it isn’t a substitute for a structural engineer when a slab has genuinely failed — but for a house that’s sound today, keeping the clay around it from cycling wet-to-dry is one of the highest -value, lowest-drama investments you can make on this soil.

An honest boundary

We won’t tell you a drain fixes existing cracks or lifts a settled slab — that’s a foundation contractor’s and engineer’s work. If what you’re seeing points to a structural problem, we’ll say so and tell you to get one out.

The order we tackle it in

Foundation drainage has a natural sequence, cheapest and highest-impact first. We start with grade: does the ground actually fall away from the house on all sides? Fixing a reverse-sloped or flat perimeter is often the single biggest improvement, and the least expensive. Next come the downspouts — getting concentrated roof water carried well away from the footing, because a single downspout dumping at a corner can saturate the clay right where you least want it. Only then, where water still collects against the foundation, do we add a perimeter French drain to intercept it. Working in that order means you’re not paying for a buried drain to compensate for a grade problem that a few yards of soil would have solved. Trees, beds, and the dry side of the problem

Drainage manages the too-wet side of the moisture swing, but on expansive clay the too-dry side matters just as much, and it’s worth naming. Large trees close to the house pull enormous amounts of moisture out of the clay in summer, drying and shrinking the soil under one side of the slab — a common cause of localized foundation movement. Flower beds held against the foundation and watered heavily do the opposite, keeping one strip perpetually swollen. Part of a good foundation-drainage conversation is looking at those influences too: where the trees are, how the beds are watered, whether a steady watering routine would settle the dry side. We don’t do tree work or landscaping, but we’ll flag what we see, because even moisture is the whole game.

What “steady moisture” actually looks like

The goal on expansive clay is boring on purpose: keep the moisture around the foundation as steady as you can, all year. In practice that means water shedding away from the house after every storm (grade and downspouts), no chronic wet strip against one wall (drainage, and beds that aren’t over-watered at the foundation), and no severe dry-out under one side in August (which is where a watering routine or soaker hose on the dry side comes in). Drainage owns the wet half of that picture, and it’s the half you can build once and largely forget.
