Robinson, south of Waco, has grown steadily on the flat Blackland clay of the southern county — a mix of established homes and newer builds, all sitting on the same expansive ground.

Flat clay, standing water

Much of Robinson sits on level to gently sloping clay, and on ground that barely absorbs water, flat is a problem: a hard rain has nowhere to go, so it stands in the low spots for days. Add the seasonal wet-dry swing of Blackland clay and you get the familiar pairing here — a soggy yard and a foundation that moves with the seasons. The fix is drainage that carries water off the lot and grading that keeps it away from the slab.

Town lots and edge-of-town acreage

Within Robinson, it’s a collection-and-outlet problem: catch basins and a French drain to a real discharge, with a sump where the lot is too flat. On the larger properties toward the county edges, grading and swales do more of the work, steering sheet flow and field runoff away from the house and any outbuildings. Either way, the water has to be carried somewhere, because the clay won’t take it.

Every drainage service in Robinson

Whatever the yard is doing, we bring the full range to Robinson:

  • French Drain Installation — Sub-surface drains built for Blackland clay — moving trapped water off your lot and away from the slab.
  • Foundation Drainage — Keep water and moisture swings off your slab on Waco's high-shrink-swell expansive clay.
  • Yard & Surface Drainage — Catch basins, channel drains and grading for the standing water clay soil won't absorb.
  • Grading & Swales — Reshape the ground so water sheets away from the house instead of pooling on the clay.
  • Downspout & Gutter Drainage — Bury and route downspouts so roof water is carried well away from the foundation.
  • Sump Pump Systems — For low, flat lots where clay and grade leave water nowhere to drain by gravity.
  • Drainage Repair — Fix clogged, crushed or failed drains that have stopped moving water.

Room to do it right

One advantage of many Robinson lots is space — there’s often room to establish real fall and route water to a proper outlet without fighting a cramped footprint. That can make the difference between a clean gravity solution and a more complicated one, and it’s the kind of thing we read on site. On the larger, edge-of-town properties, grading and swales carry more of the load, steering both storm water and any runoff from adjacent land away from the house and outbuildings before it ever becomes a standing-water problem.
